A New Orleans life, put to work for you

Before real estate, I had a lot of lives. I began my professional career as Editor in Chief of a small town newspaper, I then founded and owned a clothing boutique, ran a New Orleans magazine as COO, worked many years as a writer, designer, consultant and more. Twelve years ago I put all of it — the eye for design, the writing, the years in sales and service — into one job: helping people buy and sell homes in my favorite city in the world.

I don't just sell in these neighborhoods — I live my life across them. Here's an honest read on each, including the things you should know before you commit.

Garden DistrictMy home neighborhood
Homes typically $700K – $3M+

I'm raising my family in the Garden District, so I'll tell you about it the way I'd tell a friend. This is New Orleans at its most photographed — block after block of grand 19th-century mansions, Greek Revival and Italianate facades, cast-iron fences, and live oaks that meet over the street. The St. Charles streetcar runs the length of it, and Magazine Street's shops and restaurants sit one walk away.

Architecturally, you're looking at some of the most significant historic homes in the South: galleries and side-hall townhouses, double-parlor floor plans, original plaster medallions, heart-pine floors. Many have been renovated to the studs with modern systems behind the period detail — those are the ones I love finding for clients. Lots are generous by city standards, and many homes carry deep front gardens.

It suits buyers who want gravity and permanence — families putting down roots, professionals who want to walk to dinner, and people who value being inside a protected historic district. Prices reflect that demand, and inventory is genuinely limited, so when the right house comes up we move quickly. If you're considering the Garden District, the most useful thing I can do is get you on an automatic search and be ready the day a listing hits.

Bayou St. JohnPeaceful & vibrant
Homes typically $450K – $1M

Bayou St. John is one of the most beautiful, peaceful, and quietly vibrant parts of the city. The neighborhood wraps around the bayou itself, with City Park and its oaks, the Museum of Art, and the festival grounds all within reach. People paddle the water, picnic on the banks, and bike the whole way to the lakefront. It feels green and open in a way that's rare this close to the center of New Orleans.

The housing stock is wonderful and varied: Creole cottages, raised-basement houses, center-hall homes, and a handful of grand historic estates along the water. Streets are leafy, the pace is slow, and there's a real sense of community — neighbors out walking, weekend markets, music drifting from porches. It draws families, creatives, and people who want character without the foot traffic of the busiest corridors.

I tell buyers to pay attention to elevation and flood history here, block by block, since the area sits near the water — it's exactly the kind of detail I check before you fall in love with a house. Get that right and Bayou St. John gives you one of the best quality-of-life trades in the city: space, beauty, and a genuine neighborhood, minutes from everything.

Irish ChannelFor young professionals & families
Homes typically $400K – $800K

The Irish Channel is an ideal neighborhood for young professionals and young families, and it's one I send a lot of first-time buyers to. It sits between Magazine Street and the river, just below the Garden District, which means you get much of the same walkability and charm at a more reachable price. Shops, coffee, restaurants, and parks are all close, and the neighborhood has a real working history that gives it grit and personality.

Architecturally it's classic New Orleans: shotguns and double-shotguns, Creole cottages, and Victorian touches, many renovated for modern living while keeping high ceilings and original details. Doubles are common, which makes the Channel a smart entry point for buyers who want to live on one side and rent the other to offset the mortgage — a strategy I've walked clients through more than once.

It suits people who want to be in the heart of Uptown energy without the Garden District price, and who don't mind a denser, more urban block. As with much of this part of town, condition varies house to house, so inspections matter — and that's where I earn my keep, pointing out what's cosmetic and what's structural before you write an offer.

Lower Garden DistrictHistory & architecture
Homes typically $400K – $900K

The Lower Garden District is rich in history and full of beautiful historic homes. Its streets are famously named for the Greek muses — Melpomene, Terpsichore, Euterpe — and the architecture runs from grand Greek Revival mansions to tidy Creole cottages and townhouses. It's walkable, central, and has become one of the most characterful places to live in the city, with Coliseum Square as its green heart.

You're a short walk from Magazine Street's best blocks, the riverfront, and the streetcar, with quick access to downtown and the highway for anyone commuting. The neighborhood has drawn a creative, design-minded crowd, and you'll see thoughtful renovations next to homes still waiting for someone to bring them back — which can mean opportunity for the right buyer.

I steer clients here who want history and walkability without Garden District pricing, and who appreciate a neighborhood that's a little more eclectic. Condition and prior renovation quality vary widely, so this is a place where comparable sales and a careful inspection really pay off. I'll help you read the block, the bones, and the numbers before you commit.

BywaterVibrant & one of a kind
Homes typically $350K – $700K

The Bywater is vibrant and offers a unique experience of New Orleans you won't find anywhere else. Downriver from the Marigny, it's a colorful, artistic, walkable pocket of brightly painted shotguns and cottages, with some of the best independent restaurants, coffee, and music in the city. Crescent Park runs along the river with skyline views, and the whole neighborhood has a creative, do-it-yourself energy.

The homes are quintessential New Orleans — shotguns, doubles, and Creole cottages, many over a century old, a lot of them lovingly restored in unmistakable colors. It's a smaller, tight-knit neighborhood, which is part of the appeal: people know each other, porches are social, and there's always something happening. It draws artists, makers, young professionals, and anyone who wants personality over polish.

Because so many homes are historic, I pay close attention to foundations, roofs, and prior renovation work here, and I'll be honest with you about what a place will really cost to own. Buy well in the Bywater and you get something genuinely one of a kind — a home with a story, in a neighborhood with a heartbeat.

The work is the whole pitch

Six years ago, a referral asked me to find them a lease while they were moving here from out of town. We never met in person. I toured place after place and ran video walk-throughs until we found the right one, then handled all the details remotely while they were still away.

This spring, that same client called to buy a home. He told me he'd never forgotten how much care went into a simple lease — and that if I'd do that for a rental, I was the agent he wanted for the biggest purchase of his life. He and his new wife closed last month.

What I believe

Here's something most agents won't tell you: some of the most beautiful areas in New Orleans barely appreciate. If you're buying as a long-term investment, you have to be careful — value can change street by street. I'd rather you know that going in than find out at resale.

What I won't do

  • Push. I won't push you to buy, sell or negotiate in a way you aren't comfortable with. Nobody wins if not everybody wins. 
  • Ignore my inner compass to make a deal happen. My work is ethical and fair. End of story.

Should I buy now or wait until interest rates drop?

We don't have a crystal ball regarding interest rates. Historically these rates are in the average range, not high — we just got trapped in waiting for the unrealistic Covid numbers. What I DO know is that property values will continue to rise. If rates drop, you can refinance, but you can't get yesterday's sales price.

What do you think about this neighborhood?

The way a neighborhood feels to you is very specific to what you want. I can share data about appreciation, walkability scores, and the like, but I can't make a decision for you about what you want most. What I can do is tell you the things I love about this neighborhood — and the things you should know before you commit.

Can we make a low offer?

Yes — before we do that, let me check some stats for you like days on market and comparable properties. I'll also reach out to the listing agent to see if there has been a lot of interest. Will you also want some closing costs covered? That will affect the offer price as well.

What's your commission, and who pays it?

Most people ask this first, so here it is: my fee is 3% of the sales price. On a sale it's typically paid out of the proceeds at closing. On a purchase, we'll go over exactly how commissions are handled in today's market on our first call, so there are no surprises. I'd rather talk money early and plainly than dance around it.

How long have you been in real estate?

Twelve years, full-time. I've closed more than a hundred transactions and over $30 million in sales across New Orleans — first-time buyers, luxury renovations, relocations, and some delicate, emotional sales. Experience mostly shows up in the quiet moments: spotting a problem in a disclosure, knowing which block holds its value, getting a stalled deal unstuck.

Will you tell me if a house is a bad idea?

Yes. If the roof has been patched twice and the insurance quote is going to hurt, I'll say so. My job is to protect your purchase, not to close any deal in front of me. Better options come along every month, and I'd rather lose a commission than put you in the wrong house.
